Most roofs in San Dimas do not fail across the whole field. They fail at one detail — a pipe boot, a wall flashing, a lifted shingle, a split lap — and that detail is where the water gets in. A repair is only worth paying for if it fixes the source, so that is where we start.

Where San Dimas Roofs Actually Leak

Water travels. By the time a stain shows on a ceiling it has usually run along a rafter from somewhere higher up the roof. These are the usual sources, in rough order of how often we find them:

• Pipe boots. The rubber collar splits after a decade of sun. The cheapest part on the roof, and the most common leak we fix.
• Flashings. Chimneys, wall abutments and skylights, where two materials meet and sealant was asked to do a metal’s job.
• Wind-lifted shingles. Creased or missing tabs after a Santa Ana event, often with the nail line exposed.
• Cracked or slipped tiles. Usually from foot traffic, and often with broken battens underneath.
• Split laps. On flat and low-slope sections, especially where water ponds and never dries.
• Blocked drains and valleys. Debris holds water above the flashing until it finds a way under it.

How We Find It

1. Walk the roof

   Every penetration, valley and flashing photographed. Drone shots where the pitch is too steep to walk safely.

2. Check underneath

   Where there is attic access, half of what we find shows from below — staining on rafters, daylight at a flashing, wet insulation.

3. Measure moisture

   Readings where a leak is suspected but not obvious, so we are not guessing at the extent of it.

4. Water test

   If the source is still unclear, we run water on the roof in sections until it shows.

5. Write it up

   A scope with photos, so you see what we saw before you spend anything.

Repair Or Replace?

If the roof has life left and the failure is local, repair it. That is usually the cheaper and smarter call, and we will say so. If the shingles are brittle across the whole roof, or the deck is wet in several places, a repair is throwing money at a roof that needs replacing — and we will say that too.

Straight talk: we do not sell a replacement when a repair will hold, and we will not seal over wet decking to make a leak stop for a month. If the damage looks like a storm claim, we document it and tell you rather than quietly billing you for it.

What A Repair Costs

A pipe boot or a handful of shingles is a small job. A chimney re-flash with deck repair is not. Price follows access, pitch, material and how much decking has to come out. Steep two-storey roofs cost more than walkable single-storey ones, because the setup takes longer than the fix. Tile runs higher than shingle, since the tiles have to come off and go back without cracking the next one.

Insurance And Storm Damage

Wind and storm damage is a paperwork job as much as a roofing one. We photograph and measure the damage, meet the adjuster on the roof, and keep the scope honest from first inspection to final repair. We never offer to cover or waive a deductible — that is fraud, and it puts your claim at risk.
