METALROOFING

A closer look at Inner Sunset

What a roof faces in Inner Sunset is specific, not generic: onshore wind drives rain sideways into the flashings. From the yard it is roughly 338 miles northwest to Inner Sunset - no travel surcharge, no week-long wait.

We are often working Sunset District, Cole Valley and Forest Hill in the same week, which keeps costs sensible.

• Satellite dishes and A/C line sets are re-flashed, not just set back down.
• Skylights are re-flashed as part of the job rather than quoted as an extra later.
• Gutters are pulled and refitted properly instead of being crushed by a ladder.
• We work around tenants and business hours where the building is occupied.
• Chimney and wall flashings are replaced, not painted over with sealant.

A roof opened in winter costs more and risks more, so we plan around the forecast. If a repair solves it, we quote the repair instead of selling a replacement.

The things that actually matter

Driveways get swept and gutters cleared as part of the job, not as an extra.

• Intake and exhaust are balanced on the same visit - a sealed attic cooks a new roof early.
• Edges are fastened to spec because that is where uplift starts.
• Financing exists if you want it, and nobody pushes it on you.
• Soft decking gets replaced, not covered - we quote a sheet count and show you the bad bays.

Local notes for Inner Sunset

We quote Inner Sunset roofs off what the roof is actually doing, and fog drip keeps the north side wet long enough to grow moss. Being 338 miles northwest of Inner Sunset, we can be on the roof before the next rain band arrives.

The roofs in Sunset District, Cole Valley and Forest Hill are built much the same way, and they fail the same way.

• We protect landscaping and the pool before a single bundle comes off the truck.
• We work around tenants and business hours where the building is occupied.
• Solar gets detached and reset by a licensed crew, not improvised around.
• Where an HOA sets colour or material rules, we match the approved list before the job is quoted.
• Tile is sorted and reused where it is sound, which keeps the roof looking original.

Scheduling before the rains means the whole job happens on dry decking. We will tell you if the roof has five years left, because that is also useful to know.

What you can expect from us

We check the attic as well as the roof; half of what we find shows from underneath.

• Rake and eave metal is new on every job; reusing bent metal is false economy.
• Driveways get swept and gutters cleared as part of the job, not as an extra.
• Payment is tied to progress, not demanded up front.
• Most homes take two to four days once material lands.
