What Northridge Homeowners Should Know About Their Roofs

We work Northridge constantly out of our Sunland shop, and the roofs there have a character to them. Housing stock, elevation and exposure all push local roofs toward the same handful of problems.

What is on most roofs here

Standing Seam Metal shows up on a large share of the Northridge homes we inspect. Standing seam has no exposed fasteners on the field, which removes the single most common leak path on any panel roof. Expect 40 to 60 years out of one and $12.00 to $20.00 per square foot to replace it.

The local stressor that matters

After eight or nine dry months, the first sustained rain is the first real test the roof has had since spring. Every deferred repair announces itself at once. This is our heaviest call week of the year, every year.

The call we get most often

Missing Shingles After A Windstorm is the complaint we field most from this area. Santa Ana events routinely gust over 60 mph through the passes, and a shingle whose seal strip has aged out will lift long before the field around it. Replace the missing tabs and check the two courses above for broken seal. Wind damage propagates upslope from the failure point.

What we would check first

  • Get the inspection done in September. In November, everyone is calling and the roof is already wet.
  • Where standing seam fails, it fails at the terminations: the eave, the ridge, and anywhere a penetration interrupts a panel run.
  • Bare underlayment visible from the street, or shingles in the yard and against the fence line.
  • Permit history, if the house has changed hands recently

Permits and code

A full re-roof needs a permit and a final inspection, and California Title 24 sets minimum reflectance for many re-roof scenarios by climate zone. Confirm the product meets it before it arrives on a truck, because the inspector will check and the truck will not take it back.
