We work Montrose constantly out of our Sunland shop, and the roofs there have a character to them. Housing stock, elevation and exposure all push local roofs toward the same handful of problems.
What is on most roofs here
Synthetic Composite shows up on a large share of the Montrose homes we inspect. Composite gives the look of slate or shake at a fraction of the dead load, which matters on older framing that was never sized for stone. Expect 40 to 50 years out of one and $9.00 to $16.00 per square foot to replace it.
The local stressor that matters
Dark roof surfaces in the valley routinely run 150 to 170 degrees on a still August afternoon. Thermal cycling opens seams, drives out volatiles in asphalt, and cooks attic air into the living space below.
The call we get most often
A Leak With No Visible Damage is the complaint we field most from this area. Water travels. It enters at a penetration, runs along a rafter, and drops somewhere unrelated. The stain is almost never under the hole. Trace it properly — attic inspection during a controlled water test, or infrared to find the wet insulation. Guessing costs more than testing.
What we would check first
- Ventilation is the lever. Intake at the soffit, exhaust at the ridge, and enough net free area to actually move air.
- The failure mode is usually installation, not material. Composite has its own fastening pattern and crews used to shingle get it wrong.
- Interior staining with a roof surface that looks perfectly intact from the ground and from the deck.
- Permit history, if the house has changed hands recently
Permits and code
A full re-roof needs a permit and a final inspection, and California Title 24 sets minimum reflectance for many re-roof scenarios by climate zone. Confirm the product meets it before it arrives on a truck, because the inspector will check and the truck will not take it back.
Questions we get asked
Do you serve Montrose?
Yes. Montrose is inside our regular service area and we are on roofs there most weeks.
How fast can you get out to Montrose?
For an active leak, same or next day in most cases. For a scheduled inspection or estimate, usually within the week.
Do I need a permit for a repair?
Small repairs generally do not require one. A full re-roof does, as does structural work to the deck or framing.
