Concrete Tile shows up on a large share of the La Crescenta homes we inspect. Tile is the Southern California signature for a reason: the tiles themselves outlast almost everything under them, and the air gap beneath a tile field is genuinely useful in July. The local stressor that matters
Offshore pressure gradients drive dry air down through the passes and canyons, and the valley sits directly in the path. Uplift at the eaves and rakes, wind-driven debris, and branch strikes. Wind finds whatever was already loose.
The call we get most often
Ice Damming And Winter Runoff is the complaint we field most from this area. Rare at valley elevations but real in the higher foothills, where a cold snap after rain refreezes runoff at the eave. Ventilation and insulation, not heat cable. Heat cable treats the symptom and runs up the power bill every winter.
What we would check first
- Walk the perimeter and check that the first course is sealed. Cut back anything overhanging. Clear the gutters so the rain that follows has somewhere to go.
- On tile, the tile is rarely the problem. The underlayment is. Most tile roofs we re-do still have 80 percent of their original tile.
- Icicles along the gutter line and water backing up under the first course of shingles.
- Permit history, if the house has changed hands recently
Permits and code
A full re-roof needs a permit and a final inspection, and California Title 24 sets minimum reflectance for many re-roof scenarios by climate zone. Confirm the product meets it before it arrives on a truck, because the inspector will check and the truck will not take it back.
