What Glendale Homeowners Should Know About Their Roofs

We work Glendale constantly out of our Sunland shop, and the roofs there have a character to them. Housing stock, elevation and exposure all push local roofs toward the same handful of problems.

What is on most roofs here

Standing Seam Metal shows up on a large share of the Glendale homes we inspect. Standing seam has no exposed fasteners on the field, which removes the single most common leak path on any panel roof. Expect 40 to 60 years out of one and $12.00 to $20.00 per square foot to replace it.

The local stressor that matters

Dark roof surfaces in the valley routinely run 150 to 170 degrees on a still August afternoon. Thermal cycling opens seams, drives out volatiles in asphalt, and cooks attic air into the living space below.

The call we get most often

Ponding Water On A Flat Roof is the complaint we field most from this area. Either the deck has deflected between joists or a drain is partly blocked. Occasionally the roof was built without adequate slope to begin with. Clear and camera the drains first. If the ponding is structural, tapered insulation is the honest answer and it is not cheap.

What we would check first

  • Ventilation is the lever. Intake at the soffit, exhaust at the ridge, and enough net free area to actually move air.
  • Where standing seam fails, it fails at the terminations: the eave, the ridge, and anywhere a penetration interrupts a panel run.
  • Standing water still present 48 hours after rain, usually ringed with a dirt line that marks the high-water mark.
  • Permit history, if the house has changed hands recently

Permits and code

A full re-roof needs a permit and a final inspection, and California Title 24 sets minimum reflectance for many re-roof scenarios by climate zone. Confirm the product meets it before it arrives on a truck, because the inspector will check and the truck will not take it back.

Questions we get asked

Do you serve Glendale?

Yes. Glendale is inside our regular service area and we are on roofs there most weeks.

How fast can you get out to Glendale?

For an active leak, same or next day in most cases. For a scheduled inspection or estimate, usually within the week.

Do I need a permit for a repair?

Small repairs generally do not require one. A full re-roof does, as does structural work to the deck or framing.

Working with a Sunland roofer
