Offshore pressure gradients drive dry air down through the passes and canyons, and the valley sits directly in the path. Uplift at the eaves and rakes, wind-driven debris, and branch strikes. Wind finds whatever was already loose.
The call we get most often
A Roof Leak Around A Chimney is the complaint we field most from this area. Chimney leaks are almost always flashing, not roofing. The counterflashing has pulled out of the mortar joint, or there was never a cricket built on the high side. Cut a fresh reglet into the mortar, set new counterflashing, and build a cricket if the chimney is wider than 30 inches. Sealant over old flashing is a season of relief, not a repair.
What we would check first
- Walk the perimeter and check that the first course is sealed. Cut back anything overhanging. Clear the gutters so the rain that follows has somewhere to go.
- TPO fails at the seams when they were welded too cool, too hot, or too fast. A correct weld tears the sheet before it tears the seam.
- A stain on the ceiling that appears a foot or two away from the chimney chase, usually after the first real rain of the season.
- Permit history, if the house has changed hands recently
Permits and code
A full re-roof needs a permit and a final inspection, and California Title 24 sets minimum reflectance for many re-roof scenarios by climate zone. Confirm the product meets it before it arrives on a truck, because the inspector will check and the truck will not take it back.
