Torch Down Modified Bitumen shows up on a large share of the Tujunga homes we inspect. Modified bitumen is forgiving on low-slope residential decks and on the small flat sections that so many valley homes have over a patio or addition. Expect 15 to 25 years out of one and $5.50 to $9.50 per square foot to replace it.
The local stressor that matters
Dark roof surfaces in the valley routinely run 150 to 170 degrees on a still August afternoon. Thermal cycling opens seams, drives out volatiles in asphalt, and cooks attic air into the living space below.
The call we get most often
Dry Rot In The Fascia is the complaint we field most from this area. Fascia rots when the gutter overflows behind it, or when the drip edge was omitted and water wicks back onto the wood. Cut back to sound wood, replace the run, and correct the drip edge and gutter pitch that caused it. Replacing rotted fascia without fixing the water path just resets the clock.
What we would check first
- Ventilation is the lever. Intake at the soffit, exhaust at the ridge, and enough net free area to actually move air.
- Blistering and seam lift are the usual complaints, and both trace back to moisture trapped under the cap sheet at install.
- Paint bubbling along the eave line, or fascia that gives under thumb pressure.
- Permit history, if the house has changed hands recently
Permits and code
A full re-roof needs a permit and a final inspection, and California Title 24 sets minimum reflectance for many re-roof scenarios by climate zone. Confirm the product meets it before it arrives on a truck, because the inspector will check and the truck will not take it back.
