Roofing in Granada Hills: Local Conditions and What They Cost You

We work Granada Hills constantly out of our Sunland shop, and the roofs there have a character to them. Housing stock, elevation and exposure all push local roofs toward the same handful of problems.

What is on most roofs here

Torch Down Modified Bitumen shows up on a large share of the Granada Hills homes we inspect. Modified bitumen is forgiving on low-slope residential decks and on the small flat sections that so many valley homes have over a patio or addition. Expect 15 to 25 years out of one and $5.50 to $9.50 per square foot to replace it.

The local stressor that matters

Wind-driven embers travel well ahead of a fire front and land in whatever will hold them. The roof and gutters are the primary ember trap on most homes. Accumulated needles in a valley are the ignition point.

The call we get most often

A Skylight Leak is the complaint we field most from this area. Older acrylic domes craze and crack under UV. On newer units it is usually the flashing kit, especially if the skylight was installed without one. If the unit is over twenty years old, replace it rather than reflash it. The glazing seal is the part that ages out.

What we would check first

  • Class A assembly, ember-resistant vents, clean valleys and gutters, and no combustible debris in the roof-to-wall junctions.
  • Blistering and seam lift are the usual complaints, and both trace back to moisture trapped under the cap sheet at install.
  • Water tracking down the light well, or a persistent musty smell in a room with a skylight.
  • Permit history, if the house has changed hands recently

Permits and code

A full re-roof needs a permit and a final inspection, and California Title 24 sets minimum reflectance for many re-roof scenarios by climate zone. Confirm the product meets it before it arrives on a truck, because the inspector will check and the truck will not take it back.

Questions we get asked

Do you serve Granada Hills?

Yes. Granada Hills is inside our regular service area and we are on roofs there most weeks.

How fast can you get out to Granada Hills?

For an active leak, same or next day in most cases. For a scheduled inspection or estimate, usually within the week.

Do I need a permit for a repair?

Small repairs generally do not require one. A full re-roof does, as does structural work to the deck or framing.
