Tile is the Southern California signature for a reason: the tiles themselves outlast almost everything under them, and the air gap beneath a tile field is genuinely useful in July. That is the short case for concrete tile, and on most Sunland streets it holds up. The longer answer depends on your framing, your slope, your budget and how long you intend to own the house.

How long it actually lasts

A correctly installed concrete tile roof in this climate runs 40 to 50 years. That range is wide because installation quality and ventilation move it more than the brand on the bundle does. We have pulled off ten-year-old roofs that were finished and thirty-year-old roofs with plenty of life left in them.

A tile roof is a two-layer system. The tile sheds bulk water and takes the UV hit; the underlayment is the actual waterproofing. When someone says a tile roof lasts fifty years, they mean the tile.

What it costs in this area

Installed, expect $8.00 to $14.00 per square foot in the Sunland area, including tear-off and disposal. Steep pitch, multiple stories, complex rooflines and unexpected deck repair all move that number up. A simple gable on a single story sits at the low end of the range; a cut-up hip roof with six penetrations does not.

  • Flashing at every wall, chimney, curb and pipe penetration
  • Valley condition and the offset of the courses running into it
  • Eave and rake details, drip edge, and the first course seal
  • Attic-side decking and the balance of intake to exhaust ventilation

Questions we get asked

Can I put concrete tile over my existing roof?

Sometimes, and it is usually a false economy. A recover hides the decking, adds dead load, and shortens the life of the new layer because it cannot lie flat over an uneven substrate. Los Angeles also limits total roofing layers.

How long does the job take?

A straightforward single-story residential roof is typically two to four working days. Tile and metal run longer. Weather, deck repair and inspection scheduling are the usual variables.

Does concrete tile affect my insurance?

It can. Class A fire rating and wind rating both come up in underwriting, particularly in the hillside and brush-adjacent parts of the service area. Ask your carrier before you choose.
