After eight or nine dry months, the first sustained rain is the first real test the roof has had since spring. In Sunland that window runs roughly October and November.
What is actually at risk
Every deferred repair announces itself at once. This is our heaviest call week of the year, every year.
Seasonal damage is rarely random. It concentrates at whatever was already marginal — the loose flashing, the aging seal strip, the valley that was never cleared. That is why a pre-season inspection pays for itself more reliably than almost anything else on a house.
What to do about it
Get the inspection done in September. In November, everyone is calling and the roof is already wet.
The pre-season walk
- Clear valleys, gutters and downspouts completely
- Cut back any limb within about six feet of the roof surface
- Check that the first course at every eave and rake is sealed down
- Look at every penetration boot for cracking or a lifted collar
- Confirm attic vents are open and screened
What we see every year
The calls that come in during the first rain of the season follow a pattern. Most of them are not new damage; they are old deferred items finally reaching the point of failure under load. The homes that get through the season cleanly are the ones inspected before it, not during it.
Questions we get asked
When should the inspection happen?
Before the season, not during it. For the first rain of the season that means booking well ahead of October. Once the weather turns, everyone calls at once.
Is this covered by insurance?
Damage from a specific covered event usually is. Gradual seasonal wear is not. The date of loss matters, so note it.
What if I find damage mid-season?
Contain it indoors, photograph everything, and call. Do not go up on a wet or windy roof for any reason.
