The case for standing seam metal
Standing seam has no exposed fasteners on the field, which removes the single most common leak path on any panel roof. Lifespan runs 40 to 60 years, installed cost $12.00 to $20.00 per square foot.
The seam is mechanically folded or snapped over a concealed clip. The clip lets the panel move as it heats and cools, which on a long run in the valley can be a meaningful amount of travel across a day.
The case for concrete tile
Tile is the Southern California signature for a reason: the tiles themselves outlast almost everything under them, and the air gap beneath a tile field is genuinely useful in July. Lifespan runs 40 to 50 years, installed cost $8.00 to $14.00 per square foot.
A tile roof is a two-layer system. The tile sheds bulk water and takes the UV hit; the underlayment is the actual waterproofing. When someone says a tile roof lasts fifty years, they mean the tile.
Where each one lets you down
Where standing seam fails, it fails at the terminations: the eave, the ridge, and anywhere a penetration interrupts a panel run. By contrast: On tile, the tile is rarely the problem. The underlayment is. Most tile roofs we re-do still have 80 percent of their original tile.
What to specify either way
- Ask about panel gauge and finish. 24 gauge with a Kynar 500 finish is the specification worth paying for; thinner panels oil-can visibly on wide runs.
- Ask what underlayment is going back on. Two layers of 30 lb felt is the old default. A self-adhered SBS membrane costs more and is the difference between one re-roof and two.
- A written scope that names the underlayment, not just the surface material
- A per-sheet price for deck replacement, agreed before tear-off
How we would decide
If you are staying in the house past the next fifteen years, buy the longer service life and stop thinking about it. If you are likely to sell inside five, the cheaper assembly done properly is the better use of the money. Slope, framing capacity and HOA rules narrow the choice faster than preference does.

Divide installed cost by expected service life and the gap narrows sharply. The cheaper roof up front is frequently the more expensive roof per year.
Can I switch from one to the other?
Sometimes. Moving to a heavier assembly means confirming the framing can carry the load, which may require an engineer. Moving to a lighter one is usually straightforward.
Does either affect resale?
A documented, permitted roof with remaining service life affects resale. Which material it is matters far less than whether the paperwork exists.
