METALROOFING

On the ground in Panorama City

The job list in Panorama City repeats itself for a reason - long hot spells cook the surface and shorten the life of cheap materials. Being 17 miles northwest of Panorama City, we can be on the roof before the next rain band arrives.

Crews rotate through Arleta, Sepulveda and Valley Glen, so nothing about these streets is new to us.

• Access gets planned first - driveway, staging, dumpster placement - so the street stays usable.
• Skylights are re-flashed as part of the job rather than quoted as an extra later.
• We protect landscaping and the pool before a single bundle comes off the truck.
• Satellite dishes and A/C line sets are re-flashed, not just set back down.
• Gutters are pulled and refitted where they block a proper drip edge.

Dry-season work books up fast, so the calendar tightens once the first storm forecast lands. If a repair solves it, we quote the repair instead of selling a replacement.

The things that actually matter

You get the manufacturer warranty on the materials and ours on the workmanship, both in writing.

• Synthetic underlayment goes down over the whole deck, not just the valleys.
• Plants and pool equipment are covered before tear-off begins.
• You get a text when the crew is coming and a walk-through when they are done.
• The quote lists materials and labour separately so you can see what you are buying.

Why Panorama City roofs wear the way they do

We work on Panorama City roofs most weeks, and the pattern is consistent: whatever fails first on these roofs fails at the edges. 17 miles northwest means a free inspection costs you nothing but an hour.

We know Arleta, Sepulveda and Valley Glen as well as we know Panorama City.

• Solar panels get detached and reset on a schedule that matches the roofing crew.
• Tear-off debris leaves the same day; nobody is left with a pile over the weekend.
• Solar gets detached and reset by a licensed crew, not improvised around.
• Dry-in happens the same day the old roof comes off; nothing sits open overnight.
• Gutters are pulled and refitted properly instead of being crushed by a ladder.

The crews fill up fast when the first storm is on the ten-day forecast. The first step is a free look at the Panorama City roof and a number you can hold us to.

How we run the job in Panorama City

You get a start date and a finish date in writing, and we hold them.

• Soft decking gets replaced, not covered - we quote a sheet count and show you the bad bays.
• Drone shots cover the steep sections, and the rest is checked on foot.
• Workmanship coverage is ours to honour, and we are still here to honour it.
• Neighbours get a heads-up about the dumpster before it lands.
