SHINGLEROOFING

On the ground in Nob Hill

We work on Nob Hill roofs most weeks, and the pattern is consistent: onshore wind drives rain sideways into the flashings. 338 miles northwest means a free inspection costs you nothing but an hour.

We are in Russian Hill, Chinatown and Pacific Heights constantly, and the housing stock is much the same.

• Dry-in happens the same day the old roof comes off; nothing sits open overnight.
• Tear-off debris leaves the same day; nobody is left with a pile over the weekend.
• We photograph every penetration before and after, so the file shows the work.
• Where an HOA sets colour or material rules, we match the approved list before the job is quoted.
• Permits and inspections run through the local building department, and we pull them rather than leaving it to you.

A roof opened in October is a different job from one opened in January. Ask for the inspection, keep the report, and decide in your own time.

What you can expect from us

We photograph every slope and penetration so you see what we see before deciding anything.

• Edges are fastened to spec because that is where uplift starts.
• Synthetic underlayment goes down over the whole deck, not just the valleys.
• Change orders are discussed before anything is done, not billed afterwards.
• Plants and pool equipment are covered before tear-off begins.

Conditions we plan for in Nob Hill

The short version for Nob Hill: salt air and long damp mornings keep fasteners and flashings working hard. Being 338 miles northwest of Nob Hill, we can be on the roof before the next rain band arrives.

Crews rotate through Russian Hill, Chinatown and Pacific Heights, so the drive is routine.

• Permits and inspections run through the local building department, and we pull them rather than leaving it to you.
• Tile is sorted and reused where it is sound, which keeps the roof looking original.
• Dry-in happens the same day the old roof comes off; nothing sits open overnight.
• We work around tenants and business hours where the building is occupied.
• We protect landscaping and the pool before a single bundle comes off the truck.

The first big storm books out the whole trade, so earlier is cheaper. If a repair solves it, we quote the repair instead of selling a replacement.

Standards we hold on every Nob Hill job

Ice-and-water goes in at the valleys and penetrations even though it rarely freezes here.

• Ridge venting goes in where the roof line allows it, with proper intake at the eaves.
• Payment is tied to progress, not demanded up front.
• Soft decking gets replaced, not covered - we quote a sheet count and show you the bad bays.
• You get a start date and a finish date in writing, and we hold them.
