SHINGLEROOFING

What changes on a Newport Beach roof

Every town in Orange County treats a roof a little differently, and salt air and long damp mornings keep fasteners and flashings working hard. Being 35 miles southeast of Newport Beach, we can be on the roof before the next rain band arrives.

Crews rotate through Costa Mesa, Huntington Beach and Fountain Valley, so the drive is routine.

• Chimney and wall flashings are replaced, not painted over with sealant.
• We work around tenants and business hours where the building is occupied.
• We photograph every penetration before and after, so the file shows the work.
• Gutters are pulled and refitted properly instead of being crushed by a ladder.
• Satellite dishes and A/C line sets are re-flashed, not just set back down.

A roof opened in winter costs more and risks more, so we plan around the forecast. If a repair solves it, we quote the repair instead of selling a replacement.

What separates a good job from a cheap one

Edges are fastened to spec because that is where uplift starts.

• Fascia and rafter tails get checked while the edge is open.
• Most homes take two to four days once material lands.
• We check the attic as well as the roof; half of what we find shows from underneath.
• Ridge venting goes in where the roof line allows it, with proper intake at the eaves.

A roofer's read on Newport Beach

Before materials come into it, the site decides the job: in Newport Beach, the weather here punishes details, not products. 35 miles southeast means a crew, a ladder and a tarp can be there this afternoon.

Jobs in Costa Mesa, Huntington Beach and Fountain Valley run alongside this one most weeks.

• Dry-in happens the same day the old roof comes off; nothing sits open overnight.
• We work around tenants and business hours where the building is occupied.
• Chimney and wall flashings are replaced, not painted over with sealant.
• Tear-off debris leaves the same day; nobody is left with a pile over the weekend.
• Solar gets detached and reset by a licensed crew, not improvised around.

A roof opened in October is a different job from one opened in January. You get photos, measurements and a plain explanation before any work is booked.

Questions Newport Beach owners ask us

If the attic has no real intake, we fix that rather than leaving a new roof to bake.

• We do not ask for large deposits before material is delivered.
• Rake and eave metal is new on every job; reusing bent metal is false economy.
• Synthetic underlayment goes down over the whole deck, not just the valleys.
• You get a text when the crew is coming and a walk-through when they are done.
